BOOKING TERM & CONDITIONS....
Provisional bookings made over the telephone or by email (including website contact forms) will be held for 7 days. If we have not received the deposit within this time the booking will be cancelled.
Bookings will only be accepted upon receipt of a non-refundable deposit of 25% of the total holiday cost. The balance is payable in full 4 weeks before the start of your holiday, failure to do so will result in the cancellation of your booking. Any bookings made less than 4 weeks ahead must be paid for in full at the time of booking. Deposits are non-refundable. Payment can be made by cash or cheque only. Sorry we can not accept credit/debit cards at this time.
In the event of a cancellation you will still be liable to pay the total amount due.
It is a condition of acceptance of your booking that the whole charge is payable whatever the circumstances of your cancellation.
You are required to vacate the property by 10am on the day of departure and arrive not before 3pm on the day of arrival. Please let us know if you are unable to arrive before 6pm.

The proprietors shall not be liable to you or any other member of your party for any loss or damage to you or your property however caused.
The proprietors reserve the right to refuse any booking or to cancel any bookings already made subject to refunding any sums you have paid without any further liability on our behalf.
There must be no more members in your party than the property is designed to accommodate and only those listed on the booking form may occupy each cottage.
The proprietors reserve the right to enter the property during your stay.
The proprietors reserve the right to cancel any booking if it subsequently transpires that the above mentioned conditions have not been observed.
